Description

Structural survey Structural survey and assessment of the building fabric condition and building defects, commenting on the suitability of refurbishment. The three storey brick building was suffering from weathering due to neglect and age of the property. Brickwork was found to be irredeemably unsound and this may cause the building to become unstable. Its shallow foundations in deep, weak soft silt mean that the building is settling and cracking - additional loading could result in further damage, and strata are too deep to permit piling. All timber is suffering from wet rot, and is beyond repair. The report recommends that refurbishment is not viable due to severe deterioration. Any major structural works would mean rebuilding the cottage using entirely new materials. Demolition is the most preferable option.
